Commercial tenant improvement, by state

Based in the Phoenix West Valley, we draft permit-ready tenant improvements across Arizona and Southern California. Choose your state for local jurisdictions, what's in a permit set, and completed work.

A TI lives or dies at plan review.

The finishes and furniture don't matter until the building department approves a set that clearly shows what exists, what's proposed, and how it complies. Most schedule blowouts are documentation problems — and they're cheapest to fix before you submit.

What derails a TI

  • Occupant load miscalculated
  • Accessibility caught at plan review
  • Missing fire separation between uses
  • A set that never clearly showed existing vs. proposed
  • Every bounce costs weeks

How REH prevents it

  • Code analysis on sheet one — the reviewer's first questions, answered
  • Existing vs. proposed clearly separated
  • ADA and egress designed in, not bolted on
  • Consultant coordination handled as one workflow
  • Plan-check support from submittal to approval

Built for the people who move the project.

Business Owners

Signed a lease and need to open. We flag code issues before they cost you rent, and keep the permit moving.

Landlords & Property Managers

Test fits and TI sets that turn vacant space into leasable, code-compliant suites.

General Contractors

Clean, coordinated documents your crews and the inspector can actually build from.

What drives the cost and timeline of a TI set.

No two projects price the same. Rather than a flat number, here's what actually moves it — so there are no surprises in your proposal.

Scope of work

Reconfiguring a suite is a fraction of a full shell-to-finish buildout.

Change of occupancy

A new use group triggers accessibility, egress, and fire-separation review — the single biggest cost driver.

Jurisdiction

Each city's submittal requirements and review load shape the sheet list and schedule.

Consultant coordination

Structural, MEP, and health-department scope adds coordinated sheets to the set.

Every project is confirmed with a written, fixed-fee proposal after a short consult — no open-ended hourly surprises.

Quick answers

Do you provide stamped architectural or engineering drawings?
No. REH provides drafting, design, and project management only, not licensed architecture or engineering. Stamped structural, mechanical, plumbing, electrical, and energy documents come from separately contracted licensed professionals, and we coordinate our set with them.
Do I need a permit for a tenant improvement?
Yes. Work that moves walls, changes exits, adds plumbing, modifies HVAC or electrical, or changes the use typically requires a building permit, often with separate trade and fire reviews. Requirements vary by jurisdiction.
This page is general information based on our experience and is not legal, architectural, or engineering advice. REH Drafting & Design LLC provides drafting and design services only and does not provide licensed architecture or engineering services; stamped architectural, structural, and other professional documents are provided by separately contracted licensed professionals as your project requires. Occupancy classifications, permit requirements, and code adoptions vary by jurisdiction and change over time, so confirm the requirements that apply to your specific project with your local building department before making decisions.
